What’s trending or newsworthy in property in your local area?
The Gold Coast property market is heating up, with several suburbs that enjoy waterfront views experiencing an unprecedented 25 per cent spike in land values. Properties worth $145,000 15 years ago are now being marketed at $700,000.
The top suburbs are Runaway Bay (25 per cent), Broadbeach (25 per cent), and Labrador (22.9 per cent).
There is also significant demand for properties in the $450,000 – $600,000 price range. Gold Coast units remain popular with investors and owner occupiers alike with 765 unit sales in the past 12 months averaging $363,000.
Any top property tips for sellers in your local area?
- Do your homework and be diligent prior to calling your agent of choice for an appraisal.
- The value of properties at the Northern end of the coast is unpredictable. Previously you wouldn’t have imagined houses in the Labrador area fetching $700,000.
What top three pieces of advice would you give sellers preparing their home for sale?
- Declutter and clean every room in your home including the screens, windows, fans and skirting boards.
- Pay attention to any maintenance required. For example loose cupboard doors or patches in the paintwork.
- Don’t overlook the entrance, exterior and garden areas. Remove anything that makes the property appear untidy. A tip run may be the order of the day!
Any tips and tricks to improving the value of your home?
First impressions are paramount. Before you begin marketing your property, take a walk through with the eyes of a buyer. Walk in from the road and take a critical look at how it is presented, and be aware of any glaring maintenance or repairs that are needed.
It’s said that buyers make up their minds to purchase a property in the first eight seconds, so ensure you’ve created a positive experience from the moment that potential buyers arrive.
How is the property market in your local area performing?
Buyer enquiries on units was slow in the first few weeks of October but it has picked up since then with the main enquiry now on low to mid range, well priced units. Free-standing homes in Southport and Labrador are in high demand with plenty of buyers watching the market and prices at a premium.

I’ve worked as a National Park Ranger in the field for several years .
What is your own property dream?
Having owned acerage overlooking the coast, a stunning home on the canal in Sorreto, townhouses on main river in Tweed Heads I believe I’ve already owned my dream properties. Now that my three sons have grown up and are planning to move on, I’m looking at a 2 bedroom, 2 bathroom property on the water. Or perhaps a catamaran!
What’s the best piece of advice you’ve ever been given?
The best way to predict your future is to create it, so dream big.
What is your favourite song?
No favourites but I must admit I’m a big Triple J fan.
What is your favourite sport?
Running – doing half marathons and trails and watching triathlons on the Olympics.
What did you think you’d be when you were growing up?
A police woman in the stock squad in the Northern Territory.
