What’s trending or newsworthy in property in your local area?

Affordable residential development is on the rise in Bayside. Once upon a time, the suburbs of Bayside were known only for the large properties, which meant that it was not affordable for many. Townhouses and apartment developments in Bayside now cater to all levels of needs and wants.

Bayside was originally known as a family dominated area, however with the influx of more affordable accommodation such as apartments and townhouses, we are now seeing young couples moving in. The proximity to the beaches and public transport available in every suburb, Bayside has become a sort after location within Melbourne.

Any top property tips for sellers in your local area?

I would recommend you do not solely rely on the agent’s opinion when it comes to selling your home. With the ease of internet access, some research from the home seller in terms of what other properties are currently on the market, will enable them to have a better understanding of market value. The majority of homeowners normally have a figure in mind, but it’s always good to see what else is out there that might be similar to your own home.

What top three pieces of advice would you give sellers preparing their home for sale?

  1. Choose the agent you feel comfortable with – not the one who inflates your price expectations with regard to the value of your property.
  2. Presentation is key – always endeavour to have your property present as best as possible.
  3. Ensure you have a thorough understanding of the method of sale when putting your property on the market – Auction or Private Sale. A good agent will explain the pros and cons relating to each method.

Any tips and tricks to improving the value of your home?

I go back to presentation. Always ask the agent’s opinion in terms of presentation and if they recommend any changes. Some owners may have moved all their furniture out of the property due to moving into their new home, therefore making the current property feel cold and bare inside.

A well furnished and presented property will always attract more buyers, ultimately leading to a quicker sale or potentially higher price than originally thought.

How is the property market in your local area performing?

Currently there is an undersupply of property with a large amount of buyers missing out on the purchase of their dream. New family homes in Brighton and Brighton East are in high demand, mainly due to the number of private schools available and having the ability to walk to the beach. Furthermore, we are seeing an influx of first time buyers purchasing apartments at the same time.

I love interacting and meeting new people everyday. Being a Local Property Expert means I can now solely focus on my area and offer my clients the best possible advice when it comes to selling and buying. Unfortunately the traditional agent will list and sell in any area, even if they know nothing about that suburb.

Retiring at my holiday home on the Peninsula with my darling wife.

 What’s the best piece of advice you’ve ever been given?

Don’t be afraid to tell the truth irrespective of what situation you may be in.

 What is your favourite song?

Cold Chisel – Khe San.

What is your favourite sport?

AFL.

What did you think you’d be when you were growing up?

A Police Officer.

And finally…what type of coffee do you take?

I’m not really a coffee expert, but occasionally will have a Piccolo.
