What’s trending or newsworthy in property in South East Melbourne?
The suburb of Hampton Park is hot at the moment due to strong demand from first home buyers. Young families are well catered for with an abundance of schools and recreational facilities, and the area is only a few mintues drive to Lynbrook train station.
Price and affordability are big draw cards as Hampton Park is within reach of most working couples, without forcing them to purchase further away from the CBD.
Any top property tips for sellers in South East Melbourne?
The listing price is critical to attracting the right buyer with enough money to purchase your home. Despite the strong market conditions in South East Melbourne, the difference between a good result and a great result comes down to the negotiation skills of the agent.
Always list with an agent who has a proven track record when it comes to negotiating the highest possible price for your property.
Finally, make sure that your marketing strategy is targeted and provides the best value for money.
What top three pieces of advice would you give sellers preparing their home for sale?
- Presentation is always the key. You only get one chance to make a first impression, so make sure the front garden is neat and tidy and the outside of the house clean.
- Inside, be sure to give windows, kitchen and bathrooms a good clean prior to coming to market
The easier you make it for potential buyers to imagine themselves living in the home, the higher the interest and eventual offer. Strike the right balance between clean and “lived in”. In other words, make it feel like a “home sweet home”.
Any tips and tricks to improving the value of your home?
Simple, low-cost improvements will make a massive difference to attracting more interested buyers. The front of the home is important, and internally, make sure that you replace any broken fittings, as well as give your kitchen appliances a good clean.
I am often asked if carpets should be replaced or if the home should be repainted. The truth is that buyers usually like to add their own tastes and style to their home, so unless the home is in need of a freshen up, then perhaps leave it for the new owner to decide. If you have to paint the home, then it’s best to play it safe and do so in light, neutral tones.
How is the property market in your local area performing?
Currently in South East Melbourne it is very strong with properties selling quickly and high prices being attained.
Quick fire time…
Why did you join Purplebricks?
Having come from a traditional agency, Purplebricks offered an exciting and bold alternative that fits with my values and the way I like to conduct business. The idea of transparency and honesty is long overdue in the real estate industry.
What is the best thing about your job as a Local Property Expert?
I have a genuine love of people. As a Local Property Expert, the biggest satisfaction is helping people achieve their dreams and goals.
The look of excitement when a seller gets a great price, or a buyer purchases their dream home makes it all worthwhile.
Tell us one thing about you that would surprise people?
In my spare time, I restore furniture and build new furniture pieces out of recycled materials. It gives me a creative outlet and helps reduce landfill.
What is your own property dream?
If and when I retire, I would like to move further out into the country. I don’t need a massive house, just a few creature comforts. Importantly, I’d love a full sized workshop for my furniture making activities.
What’s the best piece of advice you’ve ever been given?
If you always provide exceptional service, take care of your clients and add value to their lives… the money will take care of itself.
What is your favourite song?
I love my music and frankly I’d find it difficult to narrow it down to 100 favourites, let alone one!
What is your favourite sport?
What did you think you’d be when you were growing up?
I always wanted to become a Flight Attendant, but my dad talked me out of it.
And finally…what type of coffee do you take?
Coffee is my one weakness. I love a good Espresso… multiple times a day.
