December, much like November, weeds out the time wasters from the motivated buyers. All the house hunters out there will be serious to move, and move fast. December is all about quality over quantity.

Less Competition

Given the fact that most sellers will wait until the New Year to list their property, listing now means you have the added benefit of having little competition to contend with. Instructing in December leaves you in prime position to take advantage of serious buyers. After all, to achieve the best price for your home, it’s best to market when your competitors are not.

Test the Waters

With potential buyers researching properties in late November/ early December with the intention of viewing over the Christmas holidays, listing now will enable you to test various prices before the New Year influx begins.

High Traffic

Many Australians are on holiday during December and spending more time browsing properties. Did you know that during December Domain.com.au and Realestate.com.au receive their highest volume of traffic to the site. People are also enjoying testing out their new tablets or laptops received at Christmas, and spending more time browsing properties with a view to moving in the New Year.
